Bats in your Braselton home

Bats follow insects, and Braselton raises a lot of them. Amenity lakes, stormwater ponds, decorative fountains, watered fairways and the Mulberry River all produce swarms of moths, beetles and mosquitoes at dusk. The bats feeding over that water need a warm, tight place to sleep during the day, and a gable vent or a narrow gap along a newer roof line is exactly that. In this part of Georgia the bats in houses are usually big brown bats and little brown bats.

Most Braselton homeowners never see the bats. They find the droppings: a dark, crumbly pile on the ground, deck or sill right below where the colony comes and goes. That is the single best sign. Bats are protected, so the goal is never to kill them — it's to let every one of them leave, then close the way back in, at a time of year when no flightless babies are left inside.

Gable vent only, or the whole attic?

Bat jobs vary more than any other. A small group living only in the space behind a gable vent is a much smaller job than a colony that has spread into the main attic and covered the insulation in guano. The first visit sorts out which one you have — where the droppings are, how many exits are in use, and whether the bats have gotten into the attic itself. A typical job takes two or three visits; some are finished in a day.

April 1 to July 31: the waiting period

From April 1 through July 31, mother bats are raising pups that can't fly. Close the exits then and the adults are locked out while the young die inside — a smell problem for you and a violation for a protected species. If the bats aren't causing a health problem, the right call is usually to wait until August. When there is a real health hazard, Georgia DNR allows exclusion inside the window when a licensed Nuisance Wildlife Control Operator does it. An inspection can happen any month.

Guano, histoplasmosis and a bat in the bedroom

Dried bat droppings can carry the fungus that causes histoplasmosis, a lung infection, and the spores get into the air when guano is swept or disturbed. Don't clean it up with a broom or a household vacuum. A bat found inside the living space is a separate concern: any bat can carry rabies, so if one was in a room with someone sleeping or with a child, don't release it — call your county health department for guidance.

How a bat valve works

After the colony's exits are found, the pro seals the gaps the bats aren't using and fits a bat valve — a one-way tube or netting — over the active exit. Bats fly out at dusk to feed and can't get back in. Once a visual check confirms the roost is empty, the valve comes down and the last opening is closed with metal or other permanent material. Then the guano is cleaned up.

Cleanup without overselling it

Guano should be removed when it can be reached, and heavily soaked insulation directly under a roost may need to go. But full attic insulation replacement is recommended far more often than it's needed, especially when the bats were only behind a gable vent. Ask the pro to show you where the droppings are and explain why each part of the cleanup is necessary before you agree to it.

Finding droppings under a vent or gable? Don't block the vent. Note where the pile is and call — your Jackson County pro will tell you whether exclusion can happen now or has to wait until August.

Common bat questions in Braselton

I have bats in my attic in Braselton — how do I get them out?+
With a timed exclusion, not traps or poison. A licensed pro finds every exit, closes the unused gaps, hangs a one-way bat valve on the active one so the bats leave and can't return, confirms they're gone, then seals the last opening and cleans up the guano. It can't be done from April 1 through July 31 unless there's a genuine health risk.
When can bats legally and safely be removed in Georgia?+
Outside the maternity season, which runs April 1 through July 31. During that window, flightless pups would be trapped inside if the colony were sealed out, so exclusion normally waits until August or is done before April. Georgia DNR allows exclusion inside that window when a licensed Nuisance Wildlife Control Operator carries it out. You can book the inspection any time so the plan is ready.
Are the bats dangerous — what about histoplasmosis or rabies?+
Bats avoid people and eat huge numbers of insects, but there are two real risks. Their droppings can carry the fungus that causes histoplasmosis, so cleanup should be done with proper protection. And any bat can carry rabies, so a bat found in a living space — especially near someone who was asleep, or a child — should not be handled or let go; call your health department.
There are bats coming out of my chimney at dusk — what do I do?+
Leave the chimney open for now. If it's April through July, or the colony isn't fully out, capping it traps bats inside. Watch at sunset to see roughly how many leave and from where, then call a pro, who can run the exclusion when the timing is right and fit a cap once the flue is empty.
Can't I just seal the gap where the bats get in?+
No. Seal it during maternity season and you trap the pups; seal it before every adult is out and you trap them too. Either way you end up with dead bats in the walls and a protected-species problem. The one-way valve comes first, and only then does the gap get closed.
How much does bat removal cost in Braselton?+
There's no flat rate. A small group behind one gable vent costs far less than a colony spread through the attic with heavy guano. The number of exits, how high and hard they are to reach, the size of the house and the cleanup needed all factor in. Your local pro inspects first. Call to ask about pricing and availability.
